There is a variant of wall failure we see more often in Denver than almost anywhere else in the county, and it starts at the top. The upper courses of block are pushed inward, the sill plate above sits proud of the wall, and there is frequently a crack where the wall meets the floor joists as well as one lower down.

Frost is doing it. When saturated East Cocalico clay freezes, water in the soil migrates toward the freezing front and forms lenses of ice that expand with genuine force, and all of that happens within the first three or four feet of ground. That is exactly the depth bearing on the upper part of your foundation wall, which is why the top moves before the middle does.

Reinforcement has to reach where the load actually is, so on these walls the anchoring at the top matters more than usual and it gets designed accordingly. Drainage at the footing reduces how much water is there to freeze in the first place, and carrying downspouts well clear of the house does the same job for a good deal less money. The plan is written before anything begins.

The top of the wall has moved inward under it. In Denver that's usually frost pressure in the first few feet of East Cocalico clay, which is the depth bearing on the upper courses. It's a recognisable pattern and it changes where the reinforcement has to anchor.

Why would the top of the wall move before the middle?

Because that's where this particular load is. Frost lenses form in the upper few feet of soil, so the push is concentrated high on the wall. Mid-height bowing comes from saturated soil pressing across the whole depth, which is a different mechanism with a different signature.

Does frost really push that hard?

Harder than most people expect, and Denver sees the worst of it. Water expands as it freezes and in clay it forms lenses that keep drawing more water toward the freezing front, which multiplies the effect. That's why frost movement in Denver shows up on walls that handle summer perfectly well.

Would extending the downspouts actually help with frost?
