How the math works on a typical basement

A 30 by 40 foot basement has 140 feet of wall. At the $40–$85 a linear foot that cost guides give for an interior drain, a full perimeter comes to about $5,600–$11,900, which is why most full systems land in the $6,000–$12,000 range.

Draining only the walls that leak costs less, though a small job still carries the sump basin and a crew’s day, so one or two walls typically run $3,000–$7,000. A battery backup, a second sump, stone walls and finished walls that have to come down and go back up are what move a basement from the bottom of its range to the top.

What moves the price

Six things that decide what your basement costs

  1. How much wall needs draining

    One leaking wall on the uphill side is a different job from a full perimeter. The written scope names the walls and the reason for each.

  2. What the walls are made of

    Poured concrete is the simplest. Block walls often need a barrier because they wick moisture, and stone foundations may need repointing before anything is fastened to them.

  3. The ground under the house

    Limestone delivers water fast and needs pump capacity, shale clay holds water against the wall and pushes, hillside schist sends it to one wall, and river terraces push it up through the slab.

  4. Sumps, backups and the discharge

    A second sump, a battery backup and a long discharge line carried far enough downhill each add a line to the estimate.

  5. Finished space and access

    Drywall, flooring and built-ins along the walls come out and go back. Tight stairs and low crawl spaces slow the work.

  6. Repairs found along the way

    A bowing wall, a settled corner or a rotted sill is priced as its own line, and the inspection is where those get found.

Are basement repair prices in Lancaster County higher or lower than the national average?

Is it cheaper to fix a wet basement from the inside or the outside?

How much does it cost to fix a crack in a basement wall?

Injecting a leaking crack in a wall that has not moved typically costs $250 to $800 per crack. A crack that is wide, horizontal, or comes with a wall that has moved is a structural repair, and stabilizing that wall typically runs $5,000 to $12,000.

Why do two waterproofing estimates for the same basement differ so much?

Usually because they price different jobs. One may drain every wall to a single pump with no backup, another two walls to a sealed basin with a battery backup; one may include a wall barrier or crack repairs and the other leave them off. Line them up on feet of drain, sumps and backups, wall barrier, discharge route and warranty before comparing totals.

Does homeowners insurance pay for waterproofing?

Usually not for the waterproofing itself. Standard policies tend to exclude groundwater seepage and flooding, while sudden events such as a burst pipe are treated differently, so read your own policy or ask your agent. Flood coverage is a separate policy.

Will waterproofing pay for itself when I sell?

Can I spread the cost of a bigger job?
