  1. The problem: Moisture rises out of bare ground all year. Half the air in your first floor comes up through it.

Where you live changes the job

Limestone valley floor

Interior French drain tied into a sealed sump basin with a battery backup, because the volume shows up fast and all at once. Wall vapor barrier where the block has been wicking.

Northern red shale and clay

Interior drain at the footing to relieve the pressure, plus wall reinforcement (carbon fiber or steel) anywhere the block has started to move. Exterior grading and downspout extensions to stop feeding the clay.

Southern schist uplands

Drainage on the uphill side first — interior drain plus exterior interception where the grade allows — and a discharge line routed far enough downslope that it does not simply return.

Susquehanna river terraces

Sub-slab drainage with a high-capacity sealed sump and battery backup, mortar repointing on stone walls, and encapsulation where the space is unfinished.

Do I need a mold test before you can quote?

Usually not for the remediation itself. Visible growth plus a moisture reading tells us the extent and the source, which is what the scope is built on. Where a test is genuinely useful, typically for a health question or an insurance claim, we'll say so before selling you one.

Is black mold different from the other kinds?

It's the one people have heard of, and from a remediation standpoint the colour matters much less than the extent and the moisture feeding it. Containment, HEPA filtration and removal are the same regardless. What changes the job is how much material is affected.

Will my homeowners policy cover it?

It depends entirely on what caused the moisture, and sudden water damage is treated very differently from long-term seepage. We document the source and the damage properly, which is what an adjuster asks for first. Reading your own policy's mold sub-limit is worth ten minutes.

Can the kids and pets stay in the house while you work?

In most of the house, yes. The work area is contained under negative air so nothing migrates, and this is the one job where we may ask everyone to stay out of the immediate area. We'll tell you which rooms and for how long before the crew arrives.

How do I stop it coming back?

By removing the water, which is why we quote remediation and the moisture correction together. Cleaning growth off a wall that stays wet is a repeat appointment with a repeat invoice. Post-work clearance confirms the removal; the drainage is what makes it stay removed.
