A sealed, conditioned crawl space
- The problem: Moisture rises out of bare ground all year. Half the air in your first floor comes up through it.

Is black mold different from the other kinds?
It's the one people have heard of, and from a remediation standpoint the colour matters much less than the extent and the moisture feeding it. Containment, HEPA filtration and removal are the same regardless. What changes the job is how much material is affected.
Will my homeowners policy cover it?
It depends entirely on what caused the moisture, and sudden water damage is treated very differently from long-term seepage. We document the source and the damage properly, which is what an adjuster asks for first. Reading your own policy's mold sub-limit is worth ten minutes.
Can the kids and pets stay in the house while you work?
In most of the house, yes. The work area is contained under negative air so nothing migrates, and this is the one job where we may ask everyone to stay out of the immediate area. We'll tell you which rooms and for how long before the crew arrives.
